SOURCE: have a broan n688 ceiling exhaust fan in bathroom

First turn the power to the fan OFF. Take it down from the ceiling by removing the screws holding the cover on. Then remove the screws holding it to the ceiling. Then unscrew the screw caps that twist (connect) the wires from fan motor to the house wiring. Do a general clean up on the fan. Use an old paint brush to get in the hard to get at places. Rotate the fan by hand. If it does not rotate freely, put some oil on the shaft where it goes into the motor, and put some on where the shaft comes out the back. If it still does not rotate freely, buy a replacement and install it.

you are assuming that there is a water leak in the atttic
the fix is to call a plumber in to check and quote on any repairs
It there was a leak in the attic , the water will be running out regardless of you touching any taps

I hear a knocking noise behind the wall when I use the hot water. What could it be and how do I get rid of it?

I had something similar, but I would call the noise more like 'ticking'. The problem was that hot water would heat up the plumbing vent piping (plastic) for that bathroom and it would expand and then contract (after shutting hot water off). As the pipe 'grew' it would make noise sliding through the opening in the ceiling header. It seems that builders had stuffed loose fiberglass around the pipe there that served to let the pipe move freely. The fiberglass had fallen out and the pipe was rubbing against the wood and making noise. Stuffing new fiberglass in the opening around the pipe fixed it.

My bathroom Broan exhast w/light makes a constant clicking / tick tock sort of noise when the fan is not running. as soon as I turn the fan on the noise stops and then stops after I turn the fan off, only...

remove the cover and clean anything in the vent , check the fan for anything that could be touching it, as the back draft comes through the vent, something could just be touching the fan blade as this draft makes the blade turn slowly, which would create a ticking noise

condensation is created by 2 exteme temperature change.
looks like the loft space is colder than the rest of the house.
first make sure there is not blockage in the vent. then warp the vent with fiberglass as much as you can. it doesn't matter what R value the fiberglass is. just enough to cut the temperture change.
you still going to need a exhust fan in the bathroom.
