Leaking drain faucet


turn off gas. turn off water. drain water heater by connecting garden hose to drain valve and place discharge end somewhere that that will safely handle the water.(sink, outside,floor drain). lift temp. relief valve to allow air into the tank so a vacuum doesn't prevent draining. carefully remove the leaking valve by using a pipe wrench. counterclockwise to loosen. there may be a little water left in the bottom of the tank, so be ready with a wet vac. buy a new valve at your local hardware store, along with a roll of teflon tape. wrap the teflon tape around the threads in a clockwise rotation. don't use more than three or four wraps. replace the valve by turning in a clockwise rotation. tighten till snug. don't overtighten! if it still leaks a bit at the threads, you can tighten a bit more.

Recommended both water heaters require dedicated single-phase 15 amp 120Volt line with correct polarity. This is 14 gauge wire and 15 amp breaker for each unit.
I would put both water heaters on surge protection and GFCI. Most water heaters are not protected from surge, and manual says line noise can affect operation of water heater.
Your local code would say if GFCI is required. Install GFCI breaker in main panel if required.
Install inline surge protector: Or add main breaker box protection.

I believe the 21VP is older and Rheem does not show older manuals, but manuals are generally generic enough to help greatly. Year of manufacture show as second and third digit of serial number.

Lockout condition requires service technician and part replacement, or call Rheem and have them send part.

Sorry, Sam it sounds like the water heater is defective, unless you can find a leaking connection. It sounds like you have a leak in the heater proper. The reason the leak moves is that, when you isolated the water, it cooled and a slight vacuum is pulled, and the water picked a different course (probably). Before you change the heater out, look at the threaded connections for leakage. Check the inlet and outlet lines, boiler drain valve, pressure relief, and any other threaded connections that you may have. If you find any leakers, you can repair them with wrenches and teflon tape. If no leaks are found at any of the threaded connections, the assumption is that the tank has developed a pinhole leak. They generally are at the bottom 1/3 of the tank. What you can do in the future is to either buy the kind of hetaer that is designed to stir up and remove the scale and sediment in the bottom of your heater, or to manually flush your heater from time to time.
