Do I Need to Get a House Survey Done?
There's no law that says you have to get your home surveyed but it's a sensible thing to do and not just for prospective buyers.
Buying:
If you're about to commit a huge chunk of money to buying a property, you want to be sure that the foundations are sound. Without a proper survey, you won't know if there's any structural damage, or whether it was built with the right regulations. Ultimately you want to make sure that you get what you paid for.
Selling:
If you get a survey done that gives an honest picture of the condition of your property, you can give it to your real estate agent and increase the chances of a quick sell because most buyers will require a survey be done before they complete. (Although be aware that buyers might still prefer to do their own independent surveys in addition to yours).
Disputes:
If you have a land dispute with your neighbor over a possible encroachment issue, you can get a survey done. This will provide certified proof of land zones etc.
There are many good reasons for getting a survey done on your property. It's almost like an insurance policy against potential future problems. Your new home might look great on the outside but for all your know, needs thousands of dollars of work done to it.
It pays to be prepared.
