you can use a residential water heater, just make sure it's the correct amperage/power draw for your circuits.

We have a rheem 71 40D B and it is leaking, what is a good replacement unit for mobile home

Any specially sized unit for a mobile home should be fine. Just make sure that the amperage and voltage requirements are the same so you do not have a wiring hassle.

No hot water

It is probably the thermostat. I would suggest replacing that next.

Registration new water heater

Unknown brand and type water heater.
Tank, hybrid, solar-assisted, indirect, tankless, condensing, gas, electric, under-counter, RV, mobile home, etc?

1) Water heater warranty-coverage does not require registration of product. Usually the registration can take place at manufacturer's site, but not all sites have registration forms.

http://waterheatertimer.org/How-to-troubleshoot-electric-problems-with-water-heater.html#warranty
http://waterheatertimer.org/How-to-maintain-water-heater.html

2) Almost all water heater warranties cover original owner, one-family household installation, when product is installed according to product manual. SO if you register product, then move to new home and take expensive water heater with you, then the registration does not show new address, thereby voiding product warranty because it was relocated.

3) Warranties after first year usually cover parts and tank. Many warranties today are pro-rated, which means longer warranty is becoming almost valueless.

Have a Rheem 72-40-1 water heater (electric) in my mobile home I rent. Where is it located?

It could be in a small enclosure that is accessible from outside the mobile home. Walk around looking for a door/panel that can be opened. Open and see if it is there.
It could also be in back of a closet or in another small area inside the mobile.
Some people put them in sheds or small out buildings near the mobile.
Check around the outside first.

I have a 40 gal Whirlpool single element 3500 mobile home hot water heater. I have replaced the element, thermostat, high pressure valve (because it was leaking) & flushed for sediment. In morning I...

One thing you will want to check is see if the cold water pipe on this heater is installed on the side or the top of the water heater. A Whirlpool Mobile Home Electric water heater should have the cold water pipe on the side near the bottom of the heater.
If it is not installed on the side of the water heater this can cause you to run out fast.
If the water pipes are installed correctly try contacting the manufacturer at 1-877-817-6750 and they can advise you.
