Question about Water Heaters
Heating works fine but hot water doesn't. It might run hot for 30 seconds at a time and then runs cold. Is this a known fault with this sort of boiler or does it need a repair? The boiler was installed in July 2010 and the house had been empty for about 12 months before I bought it.

the problem was solved on my system by replacing thermostatic valve on shower and putting non return valves on hot and cold feed to shower . the problem was caused by cold water getting into the hot water line through the shower hope this helps

it sounds like your shut off valve might be bad even though it turns on and off by turing it doesn't mean that the washer is not stuck to the seat and not opening, try replacing the valve

there is a zoneing valve thats suppose to be in the line to keep this from happening, might even have a check valve either way which ever one you have is bad and should be changed with a new one
