For my Jacuzzi tankless water heater model #J-SN180F: It turned out to be an exhaust issue. If I take off the exhaust vent completely then the talks heater works with 3 baths at full hot water. I get the error code 12 again as soon as I put event an elbow of the vent. So my conclusion is I need some sort of straight vent.

    I finally realized that Jacuzzi "exhaust" is actually special design which has center as actual exhaust and the "outer ring" is fresh air intake. So essentially I was mixing exhaust gases and fresh air by connecting an exhaust pipe over the heater. Jacuzzi sells a special concentric pipe which attaches to this heater. I already had single pipe exhaust installed so I opted to disconnect the concentric exhaust adapter from the top of the heater by removing 2-3 screws. Then I connected the "real exhaust" center pipe coming out of the heater to the exhaust pipe using some aluminum foil tape and universal exhaust adapter (3" to 4").

    By the way error code 12 for tank less Jacuzzi water heater is "flame failure" as others pointed out. I introduced CO2 from burned gas back in the intake when I mixed the exhaust with fresh air in take which results in flame going out. Basic science!

12 - Flame Failure or Poor Ground

1. Immediate code 12 is usually a defective gas valve, power supply problem, or defective fan motor wiring harness.

2. If code 12 occurs after a few seconds it indicates that proper operation was established, but then stopped unexpectedly.

3. Verify that fuel is being supplied to the unit.

4. Check for proper electrical ground. Unit must use a grounded power supply.

5. Check for flue blockage on inlet or exhaust.

SOURCE: Noritz tankless water heater not producing hot water

I called Noritz error code 16 is a overheat problem. Noritz say's to flush your coil with vinegar or CLR.
Use a small pump to recirculate the CLR or vinegar through the system for 45 minutes and flush with fresh water. This worked for me.

did you check the filters on the the water valves, i am not exactly sure about your codes that are shoeing but if you could read it and post them, i know on some of the units 76 means there is low water pressure and the filters are behind 2 caps one on each side above the shut off valve take off the caps and remove the screens, clean them and replace them ,, make sure you turn off the water on both side first or you will get wet

error code 21 is malfunction of air intake filter switch. You need to check and make sure the air filter door is properly seated and that the front panel is properly installed

I just had the same problem and I fixed it in about an hour or 2. First shut off the gas,water and power(unplug it) Take off the cover There are about 20 screws above the electrical circuit board. You have to remove all of those screws to remove plate that is covering the burner assembly. The burner assembly has these 3 pins that look like number 7's these are covered with build up and gas can't flow right. That's why you get the c211 error not enough gas. Take a wire brush and gently remove any build up, I also cleaned the thermocoupler which is next to the burners. It looks like a metal pin with a couple of wires coming out of it this was also very dirty. I took a can of air and basically freshened it up It works perfect now. The burner assembly has 2 screws all the in back underneath the assembly once you remove those 2 the assembly comes out . You don't have to disconnect any wires.

Takagi t-k3 runs hot on low to med flow on high turns cold & flame shuts off


OMG 95 PSI is too high a pressure for a tankless! What was the W.C. in inches on the manometer?
Also on a T-K3 12 isn't a Code but a partial Code. You need an R/C to make this easier as counting led flashes produces wrong codes.
you'll have to find the correct code it's throwing not a partial.
And put a Pressure Reducer on this to below 60 PSI. 95 PSI is only impressive when it blows the tubing out after a few years.
Call Takagi in California not A.O. Smith in TN and they'll help someone fix this

Add a comment and say if this is new installation.
Call Rheem and hear them tell you to call the tankless installer, or hire local service technician to check your tankless computer that heats water, and catch up on required monthly and yearly maintenance. For example cleaning burner and flame rod, or replacing bad flame rod, or installing correct gas line, or checking gas pressure etc.

Whirlpool 6th sense natural gas water heater 50 gal. Bought brand new today. Upon installation, discover low gas pressure running to unit. Turned out that gas line had under ground leak so had to turn...


1) Be careful before you Call Whirlpool 1-877-817-6750.
Be careful what you report so not to void warranty because installation protocol was not followed. Whirlpool will cover gas control valve, and possibly the installation of valve which takes about 15 minutes and does not require emptying water heater.
************So make sure you report installation that is consistent with installation shown in manual.

2) Whirlpool will also answer this same question later today with invitation to contact them.

3) Copy following link to identify gas control valve, and download service manual:

4) If dirt or debris gets into gas control valve, it will cause it not to work. Such as broken gas line. Debris can enter gas line.
Or if too much pipe dope was used on gas connection, or stray teflon tape got into line and then into valve, or end of pipe got dirty during installation, and then dirt got into gas control.
Take off gas line and use vacuum cleaner to see if something can be removed by suction. Clean up the joints.

5) It appears you have ordinary Honeywell gas control valve on atmospheric vented water heater with 9 year parts-labor warranty..
Unknown error code, so it is hard to look up solution in service manual.

Paloma Ptg-74......lp gas......this thing has been such a piece of junk.....replaced all LP regulators due to 12 error code....pressure is perfect and the regulators have over 1000000 BTU capacity....and...


I appreciate the frustration, and cannot offer a repair.
Tankless are high-tech gadgets that seem simple in principle, but are very complex machines.
I do not recommend tankless installation.

Error codes are considered start-point for troubleshooting.
Error code 12 is Flame failure.
Try cleaning the combustion parts, and replacing flame rod?
Problem can be air in gas line, failure of sensors, bad flame rod, improper grounding, voltage drops on circuit (bad circuit breaker), wiring on PC board, PC board failure, condensation collar, improper venting OR combination of many factors.

Frankly, once you replace the motherboard on a computer, generally people figure the computer is not going to last. The same is true for tankless PC Board.

Solve most tankless problems yourself, same day, for about $350.

Rheem RTG-64DVN model, brand new unit installed during the weekend. fired up but shout down automatically within about 5 seconds. showed error code 12.


contact your gas company if the error code is "12," indicating that the gas supply was interrupted.

have a good day !! In LP models, the 12 error code may also appear if the LP gas supply has gotten low. To clear the code, replace or refill the LP gas supply.

Just installed a reem rtg tankless unit fires up then shuts down and flashes c7 12 the until will work if I balance water valve way down

Burner will not increase when second faucet is turned on


Turn of the hot water valve and turn on a hot water tap in the house. If You have water flow, then you have a problem with a faucet (usually a shower valve). Go to the shower valve and see if you hear water running. If so that is likely the problem. Otherwise there is not enough gas to fire the unit that far and it will fail out. Check the manual most people install these units wrong. If you install it to code then you did it right. If you install it to the manufacturer's specs, you installed it to code and it is right. Then the only adjustment is with a Calibrated CO2 analyzer (instructions in the manual).

Was the tank full and all air out of lines before turning power onto it. If it's not full it will blow the new elements you just put in.


If the bottom one is good you get like luke warm then it will start cooling off.

If the top one is good it will be a burst of real hot then cold.
