Sorry Ken I worked for Rinnai Australia as a service manager so treat my advice with a little cuation but you should find the basic universal controller should work fine. The code over here is a MC-91 Q2A. It will MC-91 sometihing for over there (I'm guessing from the codes you use you are across the pacific!). You can wire this unit either back to the heater or to wiring from another controller, just match the colours and link them in. Power off the heater first but it is all low voltage.

Go to the link below page 18 to 27 will tell you how to hook up the remote. The electrician should be the one that hooks it up. I woul ask him to hook it up for you.

Error code 12 can sometimes be caused by a short circuit on the low voltage side of the installation. Could possibly be a fault with the controller itself which is low voltage.

Manual says that the remote is for setting temperature.
When you turn on hot water spigot, tankless water heater will heat the water to the set point temperature.
If water heater is not set up to use remote, then tankless unit will heat to 140 degrees F.

Water taps must be shut off to set temperature.
Circulating pump must be turned off.

Centre tap of the rinnai will turn off hot water supply only.
Easiest way is to turn off your mains water supply. This will isolate both hot and cold, no need to turn off anything else

Check with Rinnai to see if the old remotes are compatible with the new heater. Might mean upgrading the remotes too but the wires should be OK. Double check that he has actually connected the wires to the heater. Rinnai in Australia recentyl changed the connection point for the wiring. I can help further with this if this is the issue (not sure where you are!)
