Rotten egg smell

If the smell appears only when using hot water, then it is your anode causing the smell. Replace it with the non-smelly type. (I can't remember which maetal is the non-smelly one but your plumbing supply should know. If you have well watwer and the smell is present in both hot and cold water, then you have sulurous water. It won't hurt you but it does stink. If its a well, dump 2 gallons of chlorine bleach down the well head, let stand for 24 hours and then flush for 24 hours. You can also purchase a venturi and a conditioning tank. The venturi introduces air into the water entering the tank and an auto vent vents it out with the smell.Where ever the tank is will stink of sulfur, but your water will be good. You can also buy a tank and fill it with activated carbon. Expensive but effective.

Our commode isn't leaking, yet it refills many times a day

If your commode is refilling over and over, you may have a Ghost Flushing problem. Even though there's no water on the bathroom floor, you likely still have a slow leak somewhere in the tank. To locate and identify the source of the leak fill the tank and shut off the water to the commode. Remove the tank lid and draw a pencil line along the top edge of the water line. Leave the water turned off and go back several times and redraw the pencil line at the water line. When the water stops draining see where the water level is. If the water has stopped just below the overflow tube, you likely have a siphoning problem. If the water drains to the bottom of the tank you likely have a flapper problem.
To correct the siphoning problem reset the the depth of the fill tube in the overflow tube. Fill the tank up, shut the water off, and recheck after some time. Repeat these steps until the water stops draining.
To correct the flapper problem gently lift the flapper and clean the bottom of the flapper and the flapper seat. Refill the tank, shut the water off, and recheck later. If water still leaks replace the flapper.

Well Cleaning and Water Well Quality

You have had a water quality test and found that you private well is contaminated with bacteria. The next question is what can you do for water well treatment to make the water well quality acceptable for you and you family.

This question and tip was brought to my mind after getting an email from a brother in law about how to treat his water well with chlorine to kill bacteria is his well. So here is the process that you can use to treat your well if you know or suspect that you may have bacteria in your well water. This can also be used for regular well cleaning also. The chlorine will release the dirt in your well and the water will bring it up when you run the water. Regular treatment with chlorine is very effective at keeping a well free of debris and algae.

Go to your grocery store and purchase gallon of regular strength unscented Clorox bleach. The generic bleaches will work just fine also as long as they are unscented. This will cost only a couple of bucks. Also, if you have a water filter, make sure that you grab a couple of extra filters. The dirt released will plug the filter quickly. A carbon filter is a good idea for removing the last bit of chlorine smell from the water after purging the well of the chlorine.

Take the well cap off of the top of your well. Use a six foot or so long piece of PVC pipe to pour the chlorine through. This will keep the chlorine from getting on the pitless adapter and ruining the brass parts. They do not like each other.

After dumping in the chlorine, run your water at every tap in the house both hot and cold till you get the smell of the chlorine. It is best if you do this when you will not be using your water for at least 10 -12 hours, like at bedtime. Then let it set as long as possible to give the chlorine time to disinfect the piping and water.

After this time, then run the water till you remove the chlorine from the well and the piping. For some wells this will not take long and for others it may take a very long time.

This process has now given you a clean well and a disinfected water system!

This also is a very good way to make sure that you have good clean water, after a water well pump replacement.

Why do my pipes knock

That's called "water hammer", and your landlord needs to know about it - it's destructive to pipes, and it's a clear indication that the water hammer arrestors have filled with water and are no longer working. If it's allowed to continue, the pipes WILL eventually burst - catastrophically.

Water has a certain amount of inertia. It takes a bit to get it flowing, and it takes a bit to stop it once it gets moving. Water is also nearly impossible to compress (it doesn't shrink as pressure rises), so when the neighbor's heat turns OFF the valves slam shut and that big column of hot water is required to stop very suddenly. Since it can't compress, it beats up the pipe instead. That's what you hear.

I just bought a PRO45series Fluidmaster to replace a fill valve. in a 1958 American Standard, builder installed, tank type flush toilet. There were no installation instructions in the package to...

The installation instructions are usually printed inside the package. Open the box fully (saves paper) Here is a link to the instructions:
When you say to calibrate the unit, I'm assuming you're referring to adjusting the water level? You can do this by either adjusting the height or the float water level adjustment or both. These are quality trouble free units, I've never had any problems with fluidmaster products. There is a large warning on using Chlorine cleaners (inside the tank) in the instructions. Chlorine cleaners in the bowl are no problem. I've used the tablet type in the tank though without any problem. There would be a problem if the toilet was not used regularly and the tablet continued to dissolve, causing the chlorine level to rise dramatically.

I have a 1 month old Model FPOS1775A Flotec pump. The discharge hose is 3/4 inch with a level run of 20ft.It pumps water but only at 2 and a half minute intervals even when fully submerged!!! I now have a...

If the pump is only pumping for a few seconds at a time it may be a problem with the control board. On two of mine, the 10mf 100v smd capacitor came loose. Resoldered and potted with hot melt glue. One of them is working with the other yet to be tested. Don't recall what the exact symptoms were, only that it wasn't continuously pumping water while submerged.
Unit is oil filled so should be dismantled in the upright position.

K-1357 kohler whirlpool tub there is leaking only when the tub is filled and drained. when taking showers there are no leaks. this unit has been recently installed within the last week

You say that it doesn't leak during showers. The next step is to plug the drain 100% so no water will drain thru the drain assembly. Fill the unit up to just below the overflow drain and leave overnight to see if it could be leaking from the outside of the drain plug assembly or leaking from the jets/drain from the whirlpool feature. If was just recently installed was it professionally installed. Should be covered by warranty.Try this then if its not determined what the cause we will go to the next level of investigating what it could it peak all around to see where the water is comming from. Use a flashlite so your not kneeling in mosture with a electrical light in your hand!!! Good Luck!
