Question about Intermatic WH40 - Water Heater Time Switch - NEMA 1 Indoor Steel Case - DPS

Water heater- not always hot

I installed a Kenmore 50 gal Power Miser 9 a couple of years ago. The build date of the unit is Jun 2005. Over the last 6 months, from time to time I have warm water at best. At first I thought it may of been usage....washer, kids, dishwasher etc. which would make sense. But with no other usage what is causing the water, at times, to be warm rather that hot?

I tried turning up the thermostat a bit but no atvail

    the model # is 153.339561

The issue appears to be intermitted. For example, my wife took a shower this morning and it was warm.....there was no other demand at that point. A couple hours later, I took mine, dishwasher and washing machine running, I had plenty of hot water.

    Thanks in advance

Common problems i have seen are:

1) wife or kids hitting the OFF switch thinking its the light switch in the closet where my heater is located.

2) heating element has died. you should have 2 elements in this heater. when one dies, the heater cannot keep up with the demand of heating 50 gals of water.

if there is a warranty, then now is the time to exercise it.

if no warranty, then it is possible to troubleshoot each element to see which one is dead if you are handy with a voltmeter and electrical wires. if comfy, i can provide steps to narrow it down. list the kenmore model number if you reply.

sorry, i assumed you had an electric water heater. your model comes up as a gas heater, so what i recommeded will not work for yours.

not sure exactly, but whatever is sensing the temp of the water in the tank is failing intermittantly. someone more versed in gas water heaters is who you now need.

Have you tried turning the temperature down. If so and still have problem shut breaker off, let cool completely and then drain the tank by connecting a water hose to it. Sediment tends to build up on the bottom. When finished disconnect hose, turn valve closed, let tank completely. Fill before turning breaker on.

Water heater burner assembly and combustion chamber probably needs clean and maintenance.
I suggest calling sears service 1-800 469-4663 or plumber.

I'm on Sears/ American/ Rheem/ Reliance etc gas water heater websites most days, and read gas water heater manuals continually.

Most people don't fix air conditioning without knowledge going in, but people think water heaters are simpler, because water heaters were simpler a few years ago.
Today, gas water heaters require testing equipment, and specialized tools, plus replacement parts.

Possible problems include: Improper fuel-air mixture, dirty air intake, venting problems, gas control valve problems, air in gas line, low gas pressure, dirty combustion parts, Water condensate dripping on burner, chemicals stored inside same room. Service technician will review all these things during troubleshoot, and you can watch technician and glean information for keeping water heater working longer than warranty.

Water leaking observed from the bottom of the tank. What's the problem? Should I replace the old 21V40-2 unit? if so, what kind of tank is ok to replace the present unit? What's the price and installation...

If water heater is leaking, then open following 2 links to avoid tank rupture and troubleshoot leak:
http://waterheatertimer.org/Emergency-steps-for-leaking-water-heater.html
http://waterheatertimer.org/Water-heater-is-leaking.html

Open following link if you want to install your own gas water heater:

To have gas water heater installed, can run $2-300 for installation plus cost of heater.
40 gallon natural gas water heater at Lowes starts at $300+, and tanks with longer warranty cost more and last longer.

If you maintain the tank: keep chemicals out of same room as water heater, attach bare copper ground wire between hot and cold pipes, flush tank each 6 months, clean burner each year as shown in manual, read the manual entirely for specific information about your model, and inspect/replace anode rod every 2-3 years then basic 6-year tank can last much longer.

Water is found leaking at the bottom of the tank, near the plastic cap, at the centre of the tank. What actually happens and how to resolve. The heater has been installed more than 5 years ago. From the...

A) Calculate date of water heater manufacture from serial number located on side of tank:
http://waterheatertimer.org/pdf/WaterHeaterSerialNumberDecoder.pdf
Date of manufacture is not date of installation.
Warranty is usually from date of manufacture
Serial number also shows tank size in gallons, tank volts and watts, and whether tank has 1 or 2 elements.

B) Troubleshoot leaking water heater:
http://waterheatertimer.org/Water-at-bottom-of-water-heater.html
Several things can be looked at to see where leak is coming from.
Carefully go over tank pipes and valves to eliminate every suspect.
Final suspect: tank is rusted out.

C) If tank is rusted out, then tank needs to be replaced before it ruptures.
Ruptured tank can cause major damage and water runs until shut off.
To prevent rupture, turn off power to heater, turn off valve located above tank, open tub faucet for a moment to relieve pressure on tank.
Turn on heater only when needed until new tank is installed.
4500 Watt water heater produces 21 gallons hot water per hour.
Shower uses 6-9 gallons hot water. Bath uses 12-14 gallons hot water.

"It is possible to limp along with a failed water heater if the leak is slow and if you turn off power and water when not using hot water. That trick could buy time, possibly up to 3 months. With time, you can consider how to make the system do more for less as well as comparison shop, get competitive bids, etc"

D) Now you're home is safe from damage.
If tank is only 5 years old, it rusted out pretty quick.

There are three things you can do so next heater lasts longer.

1) Learn about anode rods, and inspect anode rod every 1-3 years.
Loosen anode rod before installing new tank so replacement is easier.
http://waterheatertimer.org/Replace-anode-rod.html

2) Attach electrical ground wire between hot and cold pipes to prevent stray current from reducing life of water heater
http://waterheatertimer.org/9-ways-to-save-with-water-heater.html#straycurrent

3) Flush tank each 6 months to prevent sediment

Remove the build up in a hot water tank

All you can do is to flush the water tank with the power off until you get clear water. The buildup is caused by hard water mineral deposits. You definitely need a water softener to prevent further accumulation. I found mine at sears on sale a few years ago, they were fairly reasonable and the installation wasn't that bad to do.

Gas water heater burner wont stay lit

This is a major problem with Kenmore power miser 6, 9, and 12's - we purchased a Power Miser 6 in Nov. 2006 and have had 5 service calls in two years - we are on our 6th call now - Go to http://baheyeldin.com/technology-in-society/mistaken-identity-help-with-kenmore-water-heater.html or Complaintsboard.com and you will see multiple complaints on these models. We had Sears out days after we purchased the water heater, and had parts replaced, then more problems in April 2007 - It worked ok until Nov, 2008 and now it has gone out 3 times. We were told it is lint collecting on the screen that sits under the burner (difficult to get to) - we made a vacume attachment out of PCV pipe (like the one the repairman had) and vacumed the screen when the pilot light wouldn't stay lit - that is what they told us was the problem - but this time, the vacuming isn't working - Ash also builds up on the pilot light burner which has to be removed - you can't replace the thermal coupler without replacing the entire burner unit in this model - In short, if you can get your money back and buy a more reliable model, do it! Sears sold us a maintenance agreement after they had come out 3 times ($290), and still we go for 2-5 days without hot water waiting for them to come out and not fix our water heater. They also told us we should build a platform elevated off the floor to increase oxygen and decrease dust - funny our last model was still working at over 10 years and never had an issue in the same location! Sears installed the water heater, and should have installed it on a platform if that was what was needed. Also, there was no warning about having to vacume the screen (UNDER the heater - very difficult) - when we purchased this model or we wouldn't have bought it - Kenmore water heater repair line now tells you to try scrubbing the screen - but who wants to do this every month??? I can't tell you how inconvenient this has been - Looks like there was a class action suit against LOWE's which included the AO Smith water heaters (which is who built the power miser heaters) - no class action suit yet against Kenmore - This has been a nightmare and at the websites I listed, you will see many more such complaints, and some creative solutions...but I doubt any will work for long. Good luck.
