Question about Eemax Water Heaters

Open Question

I have Eemax EX65, The light and click doesn't start.

The red strip button doesn't move down and is hard to the touch. No burn smell. This is the second time, because 1 month ago, show the same and i disconnect for 1 week and works properly again, bout now, never start again. Thanks for all.

SOURCE: Eemax SP3512 not works intermintently, more off than on.

you have a clogged filter turn off the water on the unit on both sides, right below the unit there are 2 caps one on each side take the cap off there is a filter in side, clean it and reistall it that should take care of the problem, you might want to flush out the system while your doing this also

sounds like your gas lines are too small or not enough pressure... or you may have to clean the rods

Hi Bill,
Your problem now is that the thermocouple is getting weak. I assume that you have checked and cleaned the burner again with no improvement in the function of the burner.....
You may be getting some moisture in the gas which can cause the flame to go yellow, but will notmake it go out...
If everything else is okay, then I would be changing that thermocouple before doing anything else... they are inexpesive and easy to change.

Have you cleaned the inlet water filter?

Pilot light will not light


If your pilot on your gas water heater will not stay lit you need to take one step at a time.

Let's look at how you tried top light it. Turn the gas valve to the off position and then move it to the pilot position. If you can see inside under the heater and there is no glass view window you need to take a lighter or a match on an extended stick so the flame can sit right under the pilot tube. Push down on the red button and then the gas should light on the pilot burner. Hold the button down for a FULL 60 seconds.

Then slowly release the red button the main burner should then come on. Now if the pilot flame goes out right away as you're releasing the red button you have one or two more things you need to look at.

1st would be to replace the thermo coupling. You have to remove the whole burner tray to do that. If that does not work then the gas valve is bad and you need to replace it also. Make sure that when you buy a new gas valve you match up the gas type Natural gas to L P gas. They must match with the gas feeding your house or it will never work,

My gas water heater pilot light will not stay lit


Hi Mike,
1stly you have to understand what the pilot light does!
Yes, it lights the flame, but it protects you from gassing yourself!
that is thye main job!
hava a look inside!
In front of the pilot flame, (it might have a double flame... (one flame on the bottom & another on top.) is a curved piece of metal plate. The flame is supposed to heat that plate untill it it very hot! Thenm the plate bends down as it is a bimetyaalivc strip!
This opens the bsaety valve & you can let go.
The flame will noe stay on. If a gush of wind blows the flame out, the strip will cool & the safety valve close, preventing a dead family in the morning.
There is a newer system as well.
Right in front of the flame, is a pointed sensor with it's tip in the flame. . It has a electric cable running to a safety valve. This sensor have to heat up as well. It is a heat battery that activates the valve. See that it did not move!
If it heats up, & the valve does not keep the pilot flame going after a few seconds, the unit has to be replaced!

A lot of problems can contribute to this problem.
As you know, tankless cannot be exposed to water with more than 11 grains of hardness.
Tankless require softener and filter system which can affect line pressure and flow, which will adversely affect tankless unit.

The problem could be clogged sensor, bad board, but still that doesn't explain burned out elements unless the elements were coated with sediment.
Sediment build up will kill a tankless within 2 years and render it useless and unfixable.
Yearly deliming will not restore functionality.
If pressure is a contributing factor, you can add a pressure tank that will even out the pressure.
All in all it looks like the pressure sensors and other sensors are crashing.
Call service technician, and glean from that person the tips and tricks.

Read the manual for advisories and required yearly maintenance.

You can fix this tankless problem yourself, same day, by installing $207 tank-type electric water heater from box store. Offer 10% less and also buy flexible connectors to connect to existing water lines. The cost of running and maintaining electric tank-type is cheaper long term. All costs are energy.

My house has 200 AMP Service, will this work ok with the EEMAX EX380T2T2? It requires 4 40AMP Breakers.


your water heater will take a 160 amps of you service. I would not install one if it was me. The total demand in the dead of winter with furnace, water heater and lights on will cause you to brown out.

I have a Sime Super 90 Combi Boiler. How do I start the pilot light? Thanks


does it have a little red button on the right hand side of the gas valve? if so you must put the gas valve button in the pilot positon and push it down and hold it, then click the red button {push it down} it will click and look at it keep clicking while holding down the button on the gas valve eventually when the gas gets thru it will light could take several clicks of the ignitor

you can check elements with a meter to see if they are any good. how old is heater?
