If the freezer is on top then empty out the freezer and remove the bottom and back liner of the freezer compartment usually phillips screws. In the back you will see the freezer coils along with a defrost element. Below these two items u will see a drip tray that collects water from the coils on defrost cycle, in the center of the pan will be a drain hole that connects to a hose that leads to a pan under the refrigerator.Normally the water is collected there and evaporated. The hole in the tray in the freezer is clogged. Thaw it and clean it until you can pour water in it and it goes to the pan down below. please rate me

These type faucets have anti scald dial setting that if you remove the handle you can gain access to it.
Just remove handle and mark or remember where it is and pull it out and reinsert it about 1/4 turn counter clockwise.

It has got marks on it and looks like a little gear.

Check the relief valve,drain and element's,water lines to make sure that they are not the source of the leak. If the tank is leaking you may be able to fix it for now.

The tank depending on condition of the tank if it is pretty sound. Clean up the area of the hole with sand paper. Go to any hardware store and get a JB Weld two part kit. Is water inside tank Hot?
Open TP valve and also open drain valve.
If tank is hot, then you might have plumbing problem caused by bad faucet cartridge or check valve.

Red reset button is located on upper thermostat.
Test for 120Volt across top two screws on upper thermostat.
You might have a bad upper thermostat.

Are the hot and cold pipes reversed on top of tank?
Usually the cold water line has shut-off valve.

Bought a hot water heater made by whirlpool for 2 weeks only had enough hot water to fill 1/4 of the tub then the water turned cold . They have replaced the hot water heater and still has same problem....


The down tube in the tank has fallen off or the hot and cold lines are reversed at the tank. I'm going to assume it is gas , if its electric you need to test the heating elements for continuity and temp settings. as well as the down tube in the top of the tank that sends the cold water feed to the bottom of the tank..

I am guessing this is an ele water heater and the temp setting are not the problem.
Problem: Not enough hot water or water temperature too low. When the top of the tank is hot the upper thermostat removes power from the upper heating element and transfers the power to the lower thermostat and heating element. If the lower thermostat is defective, then the lower portion of the tank will not be heated and the supply will be greatly reduced.
Check for power at the upper thermostat terminals where the power is sent to the lower thermostat and heating element. If there is no power then the upper thermostat should be replaced. If there is power then check for power at the lower heating element. If there is no power at the lower heating element then replace the lower thermostat.
If there is power to the lower heating element then it should be getting hot. If it is not, replace it. Another possibility is a broken dip tube. Check for a broken dip tube and replace if necessary.

The dip tub is located under the fitting where the hot water comes out.

The most likely problem is that the thermostats are set too high. Remove the thermostat cover plates and look to see where the thermostats are set. The range should be between 120F and 135F. Liquids expand with heat so the higher the temp, the high the pressure. Decrease the setting on the thermostat until the leak stops.

The other likely cause is a head of air trapped in the top of the tank. After drawing hot water, it wiill be displaced by the incoming cold makeup water. This will compress any air in the top of the tank. As the water heats, the air will heat and pressure will build - possibly causing the leak. You can purge the tank of air by opening the pressure relief valve until water comes out (which I assume that you have already tried).

Sounds like one of your heating elements is not heating properly.
Check to make sure you are getting power to both of the heating coils, you can check that by removing the two covers over the heating elements and checking with an electric ohm/volt meter for power to the elements. If you have power going to both elements then you will need to check the elements themselves.
Unplug the water heater and then check the two heating coils to make sure they have continuity across the two terminals. You probably will find only one is working, replace it with a new element and enjoy all the hot water you can use.

You didn't mention what model you have. Here is a link to their web site. You can download a manual, that has detailed instructions on how to adjust. You should have a thermometer to measure water temperature to adjust properly. Go to : http://www.groheamerica.com You can identify your model, and then download the technical product information. Also check the temperature of other faucets in the house to be sure they are getting hot enough, and not a water heater temp problem.

My john wood hot water tank over flows through the relief valve every 3 - 6 months. The hot water is too hot and I can't seem to adjust the Aquastat L4103 on the hot water heater to a good temperature....


There should be plate on the front of the hot water heater tank.. Pop that off..
There might be some insilation to move and you should see a set screw for adjusting the temp..
If there are no indications for hotter or cooler - then do a 1/8 turn to a 1/4 turn counter clockwise..

Whirlpool Energy Smart water heater not hot


I think some one mis informed you, the normal temp on any water heater from the factory is 120, it should not go above that for reasons of sevear burns, as far as it't smart part it's just a name, you will lose a couple of degrees just comming torm the tank to the faucets, the water heater will allways keep the temp in the tank at what ever it is set at, it doesn't have the brains or computer to know what time of day it is but when the cold water comes in to the tank it comes thru a dip tube that goes to aprox 1 inch from the bottom of the tank, if you take a long shower and do not have a energy efficant shower head you can use up to 5 gals, per min of hot water where an energy efficant one only uses 2.5 or less and still has the same pressure at the shower head, the temp in your water heater tries to stay at the setting it is at depending on how much is used at one time meaning washing machine, filling tub or dishwasher at the same time, it lets more cold in as the hot goes out and as you know it can only heat up so much at a time and the cold water is just going across the bottom of the tank, so the name is just that no diffrent then any other water heater unless you went to a tankless water heater.
