Question about Reliance & 30 Gal LP Gas Water Heater

Just bought a new home and have a reliance heater. Some times the water is luke warm and some time it is like a boiler pipe. what should I look for or test

Sounds like you have the heater set on its highest setting and its tripping the thermal protector. If that trips the water inside has to cool way down before it resets itself. Try setting the temp lower.
One more thing this time of year the water comming into the home is a lot colder this time of year and that makes the heater work harder and takes longer to heat the water. 40 degree water takes longer to heat than 65 degree water in the summer. This also means that it dont take much water cool the water in the water heater faster to luke warn.
If this is new home with a new water hater you might think about going tankless,then you have endless hot water and save money at the same time.

SOURCE: need to empty reliance 501 hot water heater how?

1) Shut the breaker off to it at the panel. 2) Hook a hose up to it (the bottom has a drain). 3) Close the valve to the water heater (on the cold water supply). 4) Open drain on the bottom of water heater. 5) Open the relief valve to allow air into the tank (it won't drain otherwise - think if you put your finger on one end of a straw - the liquid stays in until you let go). Why are you draining it by the way?

Hello .. when an electric water heater only gets warm, it is usually the thermostats. I would replace the thermostats, make notes where the wires are connected .. make sure after replacing that the back of the thermostat is flat against the metal of the tank.

SOURCE: Pilot won't stay lit in Reliance 606 gas water heater

The Reliance 606 has an enclosed thermal couple. Before you try taking that assembly apart take a wire brush to the bottom opening directly under the burner. There is a metal filter on the very bottom of the water heater. It could be that the filter has gotten filled with dust or animal hair. It took a serviceman 2 days to figure this out for me. The water heater has to have good airflow through that filter to work well.

i am not sure if you are talking about a shut off valve or the pressure relief valve. the relief valve should have a pipe from it going down the side of the water heater. if that is the leak the it can be replaced. there should be a little lever on top of it and some times by lifting it and letting a little water flow through, it will stop leaking.

The water heater has two 4500 watt elements.
However both elements are not turned-ON at same time
So the water heater is 4500 Watts

Volts x Amps = watts
Amps =watts divided by volts
Amps = 4500 Watts divided by 240 Volts
Amps= 18.75

So that says a 20 amp breaker ... except for the 80% rule
80% rules says for safety, your Amp rating should be multiplied by 80%

20 amp breaker X 80% = 16 amps
20 amp breaker is actually safe for just 16 amps, and your water heater draws 18.75 amps.

The calculation shows you need a 30 Amp breaker.
30 Amp breaker requires 10 gauge wire.

many boilers have an anti-scald device installed on top... Look for a handle that doesn't turn, Loosen the screw on the handle then pull it out until it can turn. Turn it to full open or to a setting that will prevent scalding as to your preference. I'm not sure you have such a device nor who manufactured it or how it is designed, so if you see something there you may have to figure it out for yourself.

We have a Reliance 501 Electric Water Heater. We get only very hot water in bathtub in one bathroom but not the other bathroom. Could the problem be the water heater?


No, the problem is not in the water heater. It could be the plumbing pipes were installed incorrectly.

A common problem with hot water is also found in the settings of anti-scald and pressure balance tub and/shower valves. You may only need to reset the temperature control on each faucet. Every faucet brand has a slightly different adjusting system. Hopefully you can find the faucet's brand name, and then visit their website to find the owner's instruction manual for your model.

A cross connection in the water piping system is rare, but it does happen from time to time. It would allow cold water to mix with the hot. You would need a plumber or leak detection company to locate every water pipe connection in and/or under your home to confirm and correct the issue.

My water heater--Reliance 501--model 5 52 ZORT6 FW95--stopped heating the water. What is the most common problem causing this?


Thermostat may be tripped out or breaker tripped that would be the first few thing's to check. If they check out maybe the element's are in need of replacement.
The clue with element's is one will go and the other will follow. The top element goes you would get luke warm water till the bottom goes out. The bottom goes out first you will get a blast of very hot water till the top element goes out.

it is located on the thermostat. Take the cover off the side and you will see a little red button in the side of the themostat.

Boiler overheating


the problem there a relay stuck or thermostat bring on the pump & you can lower your high limit aquastat!! also the flow valves can bypass hot hot water risers time to put in a seperate water heater domestic coil are not energy efficient !!!! aquastat high limit set @ 180f deg low limit set @ 140f deg!!!
