the temperature should be close to 20 degrees difference between the return and supply air of the aircon. Proper maintenance includes free airflow on the outdoor unit, hose the radiator down with water, clean it.

What is the make and model? How are you operating it now that it has a negative pressure in the room?

doubtful that the manual will tell you anything that will help you. first, you need to determine if the compressor quits running when the cooling stops. best guess is that it is low on refrigerant and drops out on low pressure after a brief run.
