For the drive tray door that will NOT open do this.
Turn off, disconnect from the TV and unplug your XBOX (otherwise your risk the remote chance of causing a short).
Get a paper clip and insert it into the tiny hole just to the left of the power button to manually open the tray door.
While the tray is open take a Q-tip (aka cotton swab) and clean the edges of the tray guides and carefully spray a little compressed air into the bay (***do NOT shake can before or during use and hold the can vertically so only air and no refrigerant comes out***).
If this does not fix your problem you while have to have your XBOX serviced unless your are comfortable taking your XBOX and DVD drive.
For the DVD tray that will not stay closed.
See step 3 and 4 above.

JUST GOOGLE XBOX THEN THE MODEL OF YOUR XBOX THEN DVD DRIVE. BUY IT THEN BUY THE TOOL TO OPEN IT. (THIS IS VERY IMPORTANT) DISCONNECT THE CABLES THAT WENT TO IT THEN REPLACE IT WITH THE NEW ONE HERE YOU GO.

This is a issue with the DVD drive of the xbox 360. You can attempt to replace the drive it's self but it is a long process which requires you to spoof the new drive. You can also contact Microsoft to get the drive replaced.
Do not attempt this fix ur self if your not familar with the dvd drive parts . The problem is the band on the dvd drive motor under the disc tray is slipping . To fix this use a rubber band. Step 1 Remove your dvd drive unscrew all 4 screws , 2 remove green board carefully . 3 unscrew any screw under the disc tray and remove this disc tray , step 4 get a rubber band a small rubber band and replace the band thats slipping put your dvd drive back together and ur good to go . If you do NOT want to do this your self you can go to Solomodsdotcom and they will fix the dvd drive for you . Google search to to replace rubber band on 360 dvd drive . You tube has videos on how to but i wouldnt recommend doing it your self if your not familiar with the parts .
all it is ur lens isnt in the correct starting position however its a little annoying when everytime u what a go of the xbox it takes about 20mins to get it to work but now iv fixed it properly well all i did is open the xbox comnpletly and get 2 dvd drive open it up i was shocked wen i opened up mine there was a dog on the lensand all over the whole grease on the bars were coverd in hairs i pulled the lens to the correct starting position and clean the dvd drive a best as i could amnd now it work perfect this will fix it because over time this method will take longer and longer trust me 3rd xbox
My 360 is/was having a similar problem...my 360 would say "reading disc" then "open tray". Well since my system is only about 8 months old...I opted to send it in for repair. Its under warranty. My system is in route to be fixed as we speak. I would advise you to get yours registered too.
I have the same Problem my X box came on spontaniously and the DVD tray opens and closes non stop till I get the RROD code. it will play games and DVDs only if it stays closed long enough to start then it opens up and starts the cycle all over. I opned up the DVD drive and can't see any thing blocking any thing I even used a Q tip to pit a little oil on the screw meckanisim that opens the drive and blue it out with compressed air. and it did not fix the problem I am going to have to buy a new drive my Drive is a Philips drive.
This is a known issue with the 360, most likely the cause is that the
spindle that holds the disc is loose or completely broken off. As the
way the cap for the spindle was made, microsoft used a magnet to hold
it in place instead of glue or soldering as most drives would have.
This is just another instance of inferior workmanship on their part to
