Yes, it will control small inductive motor load like bath fan... but not heavier load like bath heater
For bath heater, and spa controls, use mechanical 1 Hp delay timer.

Best place usually is grangers if you just need a motor. Take in motor and they can match up the exactone for you.

There are a number of YouTube videos that show how to replace the motor assembly on a Broan bath fan. Once you have unplugged the fan and removed the motor mounting plate you will have easy access to replace the blower wheel and/or the motor assembly.

The motor is usually not repairable. You can sometimes purchase the motor and fan separate but that is about it. Here is a link to a blog about replacing motors.

The easiest solution is to replace only the motor not the whole fan. If you want to replace the whole fan you might be required to cut the housing out of the ceiling.
