There are a number of YouTube videos that show how to replace the motor assembly on a Broan bath fan. Once you have unplugged the fan and removed the motor mounting plate you will have easy access to replace the blower wheel and/or the motor assembly.

The replacement motor is available from several sources online. The best way is to purchase the new motor assembly. All you need to do is remove the blower housing from the ceiling, there are three screws that hold the motor assembly in place. The whole job takes about five minutes.

This model has been discontinued but replacement motor assemblies are available. There is no off the shelf model that will fit in the existing housing. If you do not want to replace the housing then the motor assembly is the way to go.
