there might be a broken hot water pipe somewhere and so that might be causing the heater to stay on as its not getting to temperature.

After city changed water meter the water is not consistently hot.

There are two things to check. First, check the inlet water filter on the heater. The changing of the meter may have introduced debris in the line and partially clogged the filter, causing flow issues that affect turn-on/turn-off of the unit. Also, the new meter may have changed the water pressure/flow rate into the house, If the filter is not the problem, have the inlet water pressure/flow rate checked. If it is too low, there may be some adjustment that can be made, or the city may have to replace the meter with a different unit.

Had three 50-gal American Standard water heaters installed Dec. 2009 Two upstairs in attic, one downstairs at ground level. Attic location used because heaters being replaced were up there. Upstairs...

Plumber is right.
Problem is not amount of air in attic. Problem is how hot the air is.
Oxygen molecules separate apart in very hot air and pilot light goes out since there is not enough oxygen density to support combustion.

http://waterheatertimer.org/pdf/Attic-Ventilation-and-Pilot-Outage-in-Gas%20Water-Heaters.pdf

More ventilation is needed.
Plumber is not ventilating expert, and not responsible for attic ventilation that builder failed to install. Plumber should do a survey of location before installation to make sure gasoline vapors are not stored nearby, but summer attic ventilation is gray area until more general-public folks become aware of problem. Hotter summers temperatures will spread that information.

Hire local home center to install roof vents AND soffit vents.
Note: You also need soffit vents.
Remember a vent on the roof is like sucking air out of a coke bottle. The roof vent is no good unless air can also enter the attic from another vent located in the soffit.

Another solution is electric water heater for very hot locations.
Or install solar-assisted water heater.

I'm tired of my tankless water heater after two years. We can't get it to stay on more than 30 seconds. I've taken it apart, and it is clean. Had a service guy come out and he offered to clean it for $228....

ok code 11 is a gas issue... i would take a guess that you dont have a 3/4 inch gas feed, from the meter to the unit, and if you do..you home gas furnace is close to the unit. I will also take a guess, that you did not have the problem during the summer
am I close.....

How do you fix hot water shuts off during shower with Model N-069M-OD installed December 2006?

Try flowing more hot water with your shower. During the summer you end up mixing alot of cold water and very little hot water (because your cold ground water isn't so cold in the summer). When you get close the minimum flow rate of the appliance, it will start to short cycle (fire on and off). Here's some recommended things you can do:

1) Clean the shower head - remove scale deposits and or clogging
2) Widden flow restrictor - most shower heads have a flow restrictor on the back of the showerhead; It consists of a rubber washer with a hole in the center. You can widen the hole using a drill bit.
3) remove the flow restrictor - this should be a last resort

Heats up the rapidly decreases within in minutes.

Problem new or old? How long you have unit? Sounds like not enough flow to keep burner on. Tankless need at least .6 gpm to keep hot water flowing or else the burner fires then shuts fires then shuts and you get a sandwich effect...hot cold hot cold. If you have new diverter valve in shower -vs- old two handle type try turning hot water ALL the way ON and see if hot stays hot. If it does stay hot then slowly adjust to cool and see if you maintain a good MIX for proper temp. If it goes cold again try this......LOWER control pad setting to a comfortable 105 degrees (ladies) 100 degrees(men) and turn shower valve all the way to HOT. See if your temp remains consistant now and if it does then problem solved. Tankless mindset...set temp on control pad and stop trying to MIX at shower valve. Thats how these things work. Thats why I install a control pad in each bath and one in the kitchen for adjusting ash temp during dishwasher on time. ditto for wash machine. You should never need to turn on cold water if your unit is set to proper temp at controller. Hope this helps

The hot water shuts off during a shower. All the

One of the problems with these has been that you must be using at least 1/2 gallon per minute for the burners to ignite. In the summer when the incoming water is already warm, we tend to not use enough hot water to keep it lit. Try turning on the hot water faucet in the sink and 'wasting' some hot water during the shower. If that fixes the problem you can find some other adjustments on the Aquastar website to help lower the temp some.

Rinnai tankless water heater code 12

12 - Flame Failure or Poor Ground

1. Immediate code 12 is usually a defective gas valve, power supply problem, or defective fan motor wiring harness.

2. If code 12 occurs after a few seconds it indicates that proper operation was established, but then stopped unexpectedly.

3. Verify that fuel is being supplied to the unit.

4. Check for proper electrical ground. Unit must use a grounded power supply.

5. Check for flue blockage on inlet or exhaust.
