New water heater problems

My water heater is only a few years old and since I bought the house it's in, which is only a few years old as well I've had it shut off and when I check it the pilot is lit, but the burner is not and the water is cold so I turned the switch off and back on and it lights and I'm good for a few months or less. this has happened several times over a year. Now the burner won't light and the pilot won't either. It has an electric pilot start and I don't hear it click even showing it's trying to start. I reset the thermostat and unplugged the whole thing and nothing seems to get it to work. The fan on top runs so I know it has power. What's up with this? Is it the starter messing everything up?

I found out that the switch at the top of the tank by the exhaust fan was bad.

The switch is broken, or the voltage on the power from the wall is lower than the voltage on the tank and therefore it could only powering one thing

You need a product manual for your tankless computer that heats water.
Look on side of unit for label.
Then google that brand and model and add .pdf to search parameter to find possible resources.
Or try Rinnai website for a dose of promotion about how great their product is.
If unit is a few years old (age of unit accessed with serial number), there might be no manuals posted online since manufacturers often drop manuals from website after a few years, assuming most their products no longer function correctly and thus avoid available knowledge for customer to talk specifics... instead telling customer to call service tech who of course does not have manual either because he is a tech and needs one, but got hired last week to his new esteemed position and gets paid by service call not by successful repair except bonuses for recommending replacement unit.

Read the manual. Especially required maintenance, such as deliming yearly and cleaning water filter.

Also scroll down page to read explanation of high temperature limit for tankless before causing irreversible problem with your computer requiring skilled technician.
Also scroll up on page to read about no error code, since cooler than normal temperatures from tankless computer can be result of common plumbing problems like defective single-handle faucet cartridge. Or power surge, since tankless are not protected from ordinary surge event like power restored after outage.

If your tankless computer is older than 5 years, then assume it will not work better than your 5-year old cell phone or 5-year old laptop, or behave better than 5 year old child. So don't assume you are doing something wrong... just assume it doesn't work despite glossy advertising brochures from tankless manufacturers claiming 20 year lifespan for tankless computers.

Install tank type heater yourself, same day and avoid computer water heaters: Ordinary plumber can fix these units easy.

So it was manufactued in 1994. Most water heaters will last 5-10 years for gas and 10-15 for electric unless they receive yearly maintenance (flushing tank, cleaning) so it is already past its expected life span.

That being said, an electric water heater is more costly than a gas one. If I was in your place I would start saving to replace the unit with a tankless gas water heater, as soon as the house closed.

I have the exact same problem, house is only 6 years old, two handel faucet, Ive turned off the cold side to eliminate it, turn on hot and have to run at full blast and it takes a full 10 minutes to get to...


You have a clog in the water line?
Or a faulty check valve or mixing valve?

Add a comment and say how you fixed the problem, or add more information about size of pipes.
It seems like the cold water is getting into the hot water line somehow. There is no other explanation, as much as I can see from 800+ miles away.
If you have crossover on a single-handled faucet where the cartridge is bad, that can cause this problem.
Slab house can have plumbing in attic. It can be a chore to drop poly pipe down into walls, but it can be done with angle drill. Assuming walls are 8 foot high and pipes can be easily dropped to sink level where the sheetrock is removed and new pipes tied into sinks and tubs.
This kind of DIY project would take a couple weeks working a few hours each night when temps cool off, depending on size of house and number of affected faucets.
I live in Houston on a slab and ran my pipes in the attic when I built the house. Of course I worry about broken pipes collapsing the ceiling and filling the house with water, which happened to lots of homes one year when temps dropped to 4 below. I was in the painting business at that time, which was a boon to business for a few weeks.

It might make more sense to sit the heater on some inexpensive concrete blocks (like stepping stones, purchased at a local hardware store) to raise is off the floor. The heat is causing the cool moist air under your house to condense under the vinyl mat. You could shim it off the floor with most anything that is non combustible and as little as an inch would probably give you enough clearance to stop the problem. Hope this helps!

It sounds like a bad dip tube but considering all the energy you are loosing through the insulation it would pay to simply replace it.

Bosch 16p gas, keeps going hot and cold


check the thermostat, you will probly need someone that has worked on the same kind of unit, they are not all the same {tankless} I would suggest a repairman,, there is a little bit much to explain how to do it over the internet,

it sounds more like the gas valve, you can taje the numbers off of it call or e-mail the compant and buy a new one,,, the thermal coupling keeps the piliot lit but i don't get it RECONDITIONED, I have been doing plumbing for 34 years now and to get a water heater thats reconditioned it would probobly be cheaper to buy a new water heater with this kind of problem good luck
