Second Pearl in two months. Both times Sprint mechanics state that water has entered the phone and corrodes the circuitry. In my case I made every effort not to get the phone near water, in rain or on my hand. No problems with my wife's and we do not live in a humid area (Seattle)
Is this really the problem or is the phone known to have a design issue. Or am I getting phones with the problem form the manufacturing company?

Try removing the silver cover around the scroll ball, and remove the ball. There should be a little white square underneath it. If there is no white square, but a red square, then it could be water damage. I had the same issue with mine. If it's a white square, you may want to try contacting you provider again and explain you have checked for damage.

Try a different ball in the device they are fairly easy to remove. Borrow a friends entire track ball use nail file to remove the ring then look to make sure what way the mechanism and ring go back in and try your firends if his/hers works in your phone replace the defective part.
never remove the ring and clean the trackball unless your phone isn't under a warrenty. Run the app loader on the phone if it doesn't work you'll have to replace the phone through your phone company if you have a warrenty. IF you don't have a warrenty you are free to try and clean it or replace the trackball and ring, they are amazingly cheap. check out amazon.

It might be a case where the track ball has some dirt or debris underneath it. First, turn the device off. Next, press down firmly on the track ball while at the same time rolling it in every direction. Hopefully that will knock loose any debris. Another tip to try is to wet your thumb with a little water and do the same thing.
If those two options don't work, you may try taking out the track ball and blowing out the slot with some compressed air. Below is a link that shows how to remove and clean the track ball:

Be sure to select the option that backs up and restores your data. Once started, do not shut down your computer, or disconnect the USB sync cable as this could damage the device. Once completed, your BlackBerry will restart and you will have the latest version available. This version has been known to correct various issues.
Get a sheet of paper or a pad of paper, put your cell upside down so the rollerball is touching the paper... Rub the phone on the paper quite vigerously. This has been a problem for me with many pearls - there is some dust / dirt lodged under the ball which stops it behaving the way it should. You may need to do this in all directions.
