Water heaters how do I drain a water heater as part of regular maintanence if the water heater is in the basement? What do I use to get the water up and out? I have a hose and access to a basement window. thanx

THIS WOULD REQUIRE TWO WATER HOSES AND A VENTURA PUMP WHICH IS A VERY INEXPENSIVE DEVICE THAT LOOKS LIKE A Y FOR WATER HOSE YOU CAN ONLY USE IF YOU CAN RUN COLD WATER WITH HOT WATER SHUT OFF , THE WATER FLOWING THROUGH THE COLD WATER HOSE WILL ACT AS A PUMP PULLING OUT THE HOT WATER AND SEDIMENT OUT OF THE WATER HEATER DON'T FORGET TO OPEN HOT WATER FAUCET TO ALLOW AIR INTAKE THE HARDWARE STORE SHOULD BE HELPFUL WITH USE OF VENTURA , DOES NOT HAVE A LOT OF LIFT BUT WILL USUALLY DO FAIR IN SHORT LIFT SITUATIONS IF THIS NOT AN OPTION LEAVE THE HOT WATER ON AND CONNECT HOSE TO BOTTOM OF TANK AND OPEN VALVE ON BOTTOM OF TANK WITH END OF HOSE OUTDOORS THIS WILL GET RID OF A GOOD BIT OF SEDIMENT .GOOD LUCK

That's a job if the water heater is below the window. You will have to us a bucket or pail and just keep dumping it out the window unless you have some kind of pumping system. You will not be able to completely empty the tank but you will get most of the settlement out for maintenance.

    You can rent a sump pump to where you put it in a pan and pump it out the window. A sump pump sucks through the bottom so a sallow pan will work

How to flush out the water heater


Connect one end of garden hose to spout located near bottom of water heater. Put other end near drain or run to outside whichever suits your particular situation better. Shut off water valve at top of heater and open spout to drain. You might not have to drain the whole thing if you do this regularly. If it's never been done before you probably should. When water stops draining out shut off spout and open valve at top of tank to fill it back up. Disconnect garden hose. Water will be cold for about an hour before it has a chance to heat back up. Should be done about once a year or so depending on your water unless you have a self cleaning water heater.

Can't locate the year of manufacture of my Rheem Fury Model 29-40S-2


Generally the year of manufacture for Rheem is 3rd and 4th digit of serial number. 06 is 2006, 92 is 1992 etc.
Older gas water heaters are better than new ones, and easier to keep repaired and maintained.

Regardless of age, the key factor is whether tank is rusted, or rusting.

You posted question under propane gas heater.
Propane is heavier and air, and this type gas water heater should not be installed in basement (below grade) since gas leak can fill basement with explosive gas.
Water leak does not cause gas leak, so water leak is separate problem.
Recommended for propane safety: install gas detector close to floor near gas water heater
Regular Natural Gas heater, install gas detector higher on wall since NG is lighter than air and will rise.

I have a 21v407 Rheem water heater that is leaking from the top relief valve. The leak i believe, is from under the valve. what is this problem. and how do u drain this thing?


Shut off the water supply valve over the heater. Shut off the electric or gas to the heater.
If you have any house or basement water valves below the level of the heater, open them and open a valve that is higher to vent it.
If necessary, open the drain at the bottom of the heater and using hose or buckets, lower the level below the relief/thermostatic valve. Be careful, the water is hot and softens even heavy hoses.
Once the water level is down, unthread the downtube (if there is one) from the discharge of the relief valve, unthread the relief valve from the heater and either dope/tape the threads or replace the relief valve.

Leaking water heater, the spout on the side is dripping water all over the basement floor.


You can try fixing this problem by putting a garden hose cap over end of valve.
Cap has a washer.
If leak is bad, you need to replace drain valve.

If the valve is brass, then drain water heater and put a wrench on valve and unscrew.
Buy replacement brass valve from plumbing supply or Lowes-HomeDepot

If the valve is plastic, then expect it to break off when trying to remove.
If it breaks off, then you can carefully drill out the stem, and then burn it out with a torch and use a 3/4" pipe nipple to try to cut a new thread.

If water heater will not drain ... put washing machine hose on water heater valve - run water hose between washing machine hose and outdoor spigot and turn on water for 10 seconds to break open clog inside water heater.

Leaking tp valve


It is time for a New Water Heater.....But there are a few steps you can take to "TROUBLE SHOOT" the situation. There is a Drain Valve at the Bottom of the Water Heater. You may have a build up of ....gunk...at the bottom of your water heater, if you have a floor drain in a basement or some way for the water to drain, than you can carefully loosen the drain at the bottom of the tank to FLUSH the tank.....The other option will still reqiure draining the tank and replacing the heating element.. My best Solution is to make sure the bottom of your Mobile home is Insulated Properly From the Wind and Elements. Even Bails of Hay stacked around your Foundation Can be VERY Effective.....MOSTLY THOUGH I THINK IF YOU DRAIN THE TANK AND REPLACE THE HEATING ELEMENT, your problem will be over, With proper Insulation under the Mobile. This has worked for me a few times..... Hope it helps.....Joe

Whirlpool electric water heater wont drain


I had a message from the smart energy controller on my Whirlpool Water Heater that my lower element was failing. I turned off the power and hooked a garden hose to the valve on the bottom and opened the valve with a 1/4 inch screw driver.Nothing happened! I thought the valve was plugged with settling hard water particles. The water heater was in a closet and I couldn't just let it run out onto the floor.
I was out in the garage looking around when I spotted the bicycle pump and found a female jet hose end that could work. Using a small piece of plastic tubing to connect the bicycle pump to the hose end with clamps( I had to remove the bicycle pump hose) and the other end of the hose to the water heater about five pumps and I could hear the gurgling of the air inside the water heater. I disconnected the hose end and put the hose outside to drain. Voila!
