The brake on saws like yours are controlled by the switch. They do go bad and are easily replaced if the parts are still available. Your heading says you have a Makita tool but you didn't give the model number. If you go to the Makita home site at: www.makitatools.com/en-us/Modules/Home/Default.aspx you can put your model number in the search box and get a parts breakdown and owner's manual if they are still available. Parts are available online at sites like www.ereplacementparts.com where you can also get a parts breakdown but not manuals.
I found a breakdown for the model number 7724 if this is correct you can go to dewaltservicenet.com and download a parts schematic and also an owners manual for this tool. On the last page of the breakdown they list the grease used for this tool. If I have helped you would you please vote accordingly and thank you. If you need more assistance let me know.
This area is about the size of the kill zone of your typical white tail deer, about 18 inches at 100 yards. Try with a paper plate out at 100 yards and see how it fits inside this part of your cross hairs. Or use a life sized deer target for reference. Then use go up in power to see it work.
fyi, target tile saws and felker tile saws are made by the same company, and you can find both of them on line. your best bet is to take your saw to a tile distributor that sells saws and they will get what you need , good luck
