GardenSun patio heater problem

I purchased a GardenSun brand P.H. 2 yrs ago @ Target and it worked fine up until this fall when I tried to start it up.I tried replacing the regulator to see if that solved it but to no avail. I hear gas escaping to the regulator when I open the valve but somehow the gas either isn't getting to the valve on top or something? Any suggestions?
